Local Pricing
When the project requires a fully priced estimate, we research current local material and labor inputs for the project location and organize them into a complete estimate for contractor review.

Service Overview
Final Bid / Local Material & Labor Pricing is an important service, not merely a small add-on. We combine the project takeoff with researched pricing inputs and prepare a complete estimate that the contractor can review against current supplier, subcontractor and project-specific conditions before submission.

Service FAQ
Pricing inputs are researched for the project location and applied according to the agreed scope. The contractor should still review final pricing against current supplier and subcontractor quotations before submission.
It is prepared as a complete bid estimate for contractor review. Final submission decisions remain with the contractor because live supplier, subcontractor, site and productivity conditions can change.
Yes. Client-supplied or approved pricing can be incorporated where that better reflects the contractor’s real costs.
Yes. The pricing can be supported by the underlying quantity and scope documentation included in the agreed deliverables.
Remote Estimating Process
All estimating and quantity takeoff services are provided 100% remotely throughout the United States. We do not perform site visits.
When cost estimating is requested, we use RSMeans Data as one of our primary sources for location-specific material and labor pricing. Inputs are selected for the project’s city/state and adjusted as appropriate for specifications, trade requirements, quantities, construction type and information supplied by the client.
A quantity-only takeoff does not include cost pricing unless it is part of the agreed scope.
Depending on the agreed service and trade, deliverables may include a quantity takeoff / BOQ, material quantities, labor quantities or hours, drawing markups, trade breakdowns, inclusions and exclusions, and assumptions and clarifications. Material and labor costs are included when requested; 3D views are optional where applicable.
Missing or unclear information can be recorded as assumptions and exclusions. We confirm the scope and deliverables from the documents received before work begins.
