Match Site Development to the Building Package

Local Document Context

Phoenix’s commercial process distinguishes projects with site-development issues from tenant improvements that may not involve them. Its guidance coordinates preliminary site review with building-plan review for applicable projects.

What This Means for Your Estimate

For a ground-up project or addition, send the civil/site issue that corresponds to the building drawings. For a tenant improvement, identify whether parking, utilities, exterior equipment or other site work is actually included. We recommend breaking out site and building quantities rather than assuming the lease area represents the whole contract. Changes at entrances and equipment pads should be checked against both packages.

Remote Estimating Process

Documents, Pricing and Agreed Deliverables

All estimating and quantity takeoff services are provided 100% remotely throughout the United States. We do not perform site visits.

Location-Specific Cost Inputs

When cost estimating is requested, we use RSMeans Data as one of our primary sources for location-specific material and labor pricing. Inputs are selected for the project’s city/state and adjusted as appropriate for specifications, trade requirements, quantities, construction type and information supplied by the client.

A quantity-only takeoff does not include cost pricing unless it is part of the agreed scope.
