Use the Actual Municipality and Existing-Work Baseline

Local Document Context

San Francisco’s residential pre-plan checklist asks for previously approved drawings when an application revises an issued permit and distinguishes existing from proposed site information for exterior work. Other Bay Area cities use their own processes.

What This Means for Your Estimate

For an alteration in San Francisco, send the earlier approved set alongside the current bid issue so retained, removed and new work can be separated. If structural or geotechnical information affects the scope, include the designer’s actual details rather than assuming a regional standard assembly. For a project elsewhere in the Bay Area, identify its municipality and supply that project’s documents; do not apply a San Francisco checklist automatically.

Remote Estimating Process

Documents, Pricing and Agreed Deliverables

All estimating and quantity takeoff services are provided 100% remotely throughout the United States. We do not perform site visits.

Location-Specific Cost Inputs

When cost estimating is requested, we use RSMeans Data as one of our primary sources for location-specific material and labor pricing. Inputs are selected for the project’s city/state and adjusted as appropriate for specifications, trade requirements, quantities, construction type and information supplied by the client.

A quantity-only takeoff does not include cost pricing unless it is part of the agreed scope.
