Miami–Fort Lauderdale Construction Estimating Services

Complex elevations, finish schedules and multiple building systems make South Florida bids difficult to reduce to a simple square-foot number. Construction Estimating LLC provides remote takeoff and estimating support for contractors working in Miami, Fort Lauderdale and the surrounding metro. We help turn the project documents into quantities, markups and worksheets that a bid team can review before applying final rates.

The service can support multifamily, hospitality, commercial interior, retail, healthcare, high-rise and custom residential work. We first identify the governing drawings and addenda, then define the precise trade scope. For exterior finishes, that may mean separating field areas from reveals, soffits, parapets and other detailed surfaces. For concrete or masonry, it may mean distinct assemblies, levels, openings and accessories. This avoids treating unlike work as if it carried one production rate.

Depending on the assignment, we can measure concrete, reinforcement, masonry, EIFS, stucco, drywall, painting, framing and MEP systems. Deliverables may include color-coded plans or elevations, an editable BOQ, labor hours, pricing worksheets and a clear list of inclusions and exclusions. Markups help contractors see where the figures came from; the spreadsheet makes quantities practical for supplier quotes, procurement and bid review. We flag design conflicts or missing information for clarification rather than presenting them as fully defined work.

Local pricing requires the exact project location and an agreed pricing level. Freight, access, labor arrangements, materials and schedule can vary between jobs even within the same metro. The contractor should verify actual vendor and subcontractor quotations before submitting its final price. Our document-based work does not imply an on-site inspection.

Upload the latest plans, specifications, addenda and bid deadline for your Miami–Fort Lauderdale project. Tell us which trade packages you need and whether you want quantities only or a priced estimate; we will confirm the fee and turnaround after reviewing the scope.

Use the Specified Envelope and Flood Design Details

Local Document Context

Miami’s residential reroofing checklist includes roof geometry and applicable product approvals. Fort Lauderdale’s flood-resistant construction guidance addresses site grades, flood information and design elevations where applicable. These are separate city references, not one rule for the whole metro.

What This Means for Your Estimate

For envelope work, send the selected assembly and fastening details rather than only a finish name. For a flood-affected project, include the designer’s foundation and elevation details before measuring concrete, access or enclosure work. Our estimate follows the issued design; we do not infer a parcel’s flood classification or substitute a generic assembly for the specified system.

Remote Estimating Process

Documents, Pricing and Agreed Deliverables

All estimating and quantity takeoff services are provided 100% remotely throughout the United States. We do not perform site visits.

Location-Specific Cost Inputs

When cost estimating is requested, we use RSMeans Data as one of our primary sources for location-specific material and labor pricing. Inputs are selected for the project’s city/state and adjusted as appropriate for specifications, trade requirements, quantities, construction type and information supplied by the client.

A quantity-only takeoff does not include cost pricing unless it is part of the agreed scope.
