Construction Estimating in Chicago

Remote quantity takeoffs and estimating for projects in Chicago. Project-specific scope, documented assumptions and local cost inputs when pricing is requested.

Chicago Construction Estimating for Complex Bid Packages

Chicago contractors may be pricing a high-rise shell, a healthcare fit-out, a school renovation or a commercial interior. Those bids require different measurement rules and trade boundaries. Construction Estimating LLC prepares remote quantity takeoffs and cost worksheets that help contractors inspect the scope before applying their own supplier, subcontractor and labor pricing.

For complex projects, the important early decision is how the work will be divided. We review the supplied drawings, specifications and addenda and clarify building areas, levels, phases and alternates. Existing-condition work, demolition, new construction and tenant improvements should not be blended without an explicit basis. If two trades could reasonably assume the other is carrying an item, we can call out that interface in the inclusions and exclusions for contractor review.

Our team can measure concrete and reinforcement, masonry, framing, drywall and ceilings, painting, exterior finishes and MEP systems according to the requested scope. A Chicago general contractor may need separate division worksheets to compare subcontractor bids; a specialty contractor may need a more detailed material schedule with marked plan references. Depending on the service, we provide an editable BOQ, color-coded markups, labor-hour inputs, cost-estimating worksheets and documented assumptions. The output can be updated or repriced as quotations and design revisions arrive.

Local labor, supplier and subcontractor arrangements are particularly important to a final priced bid. Tell us the project address or neighborhood and whether your company will supply its own rates. Any estimate we prepare should be reconciled with current quotations, procurement requirements, access and scheduling before submission. Remote document review does not substitute for a site visit or mean that we maintain a Chicago office.

Share the current plans, specifications, addenda and bid date, then identify the trades or divisions you want covered. We will review the package and propose the fee, deliverable format and turnaround.

Verify the Drawing Issue Behind the Permit Record

Local Document Context

Chicago’s building-permit status service distinguishes plan-based review programs, including Standard Plan Review, Self-Certification and Developer Services. It directs detailed application questions to the submitting architect, engineer or expediter.

What This Means for Your Estimate

Use the permit or application identifier to connect the bid request to the correct project, but send the actual drawing set from the design team. A public status record is not a substitute for quantities, specifications or revision details. For an estimate update, identify the previous pricing issue and any changed disciplines. We recommend keeping owner options and pending designer responses separate so a change in status is not mistaken for a defined construction change.

Remote Estimating Process

Documents, Pricing and Agreed Deliverables

All estimating and quantity takeoff services are provided 100% remotely throughout the United States. We do not perform site visits.

Location-Specific Cost Inputs

When cost estimating is requested, we use RSMeans Data as one of our primary sources for location-specific material and labor pricing. Inputs are selected for the project’s city/state and adjusted as appropriate for specifications, trade requirements, quantities, construction type and information supplied by the client.

A quantity-only takeoff does not include cost pricing unless it is part of the agreed scope.
