Separate Tenant Work from Designed Structural Upgrades

Local Document Context

Portland’s commercial alteration guidance identifies circumstances where existing-building work can involve seismic strengthening and asks for discipline-specific supporting plans. The scope depends on the actual project and design review.

What This Means for Your Estimate

For a tenant alteration, include the engineer’s structural scope where applicable rather than assuming the work is finishes only. Separate permanent tenant improvements, strengthening, demolition and making-good quantities. If a kitchen or restroom is changing, send the coordinated service drawings as well. We can record unresolved structural or MEP items as qualifications; the estimate should not invent a retrofit design or decide whether one is required.

Remote Estimating Process

Documents, Pricing and Agreed Deliverables

All estimating and quantity takeoff services are provided 100% remotely throughout the United States. We do not perform site visits.

Location-Specific Cost Inputs

When cost estimating is requested, we use RSMeans Data as one of our primary sources for location-specific material and labor pricing. Inputs are selected for the project’s city/state and adjusted as appropriate for specifications, trade requirements, quantities, construction type and information supplied by the client.

A quantity-only takeoff does not include cost pricing unless it is part of the agreed scope.
