Separate Occupancy Changes from Physical Construction

Local Document Context

Pittsburgh provides an occupancy-only permit route as well as commercial construction permits. Its commercial application distinguishes minor alteration work from work requiring construction drawings.

What This Means for Your Estimate

An occupancy record or proposed use does not tell us which physical items are changing. For a renovation estimate, provide the actual demolition and new-work scope, including any equipment or layout changes. If you only have a space plan, identify unissued structural and MEP information before requesting a detailed price. We can keep defined quantities separate from preliminary assumptions and update them when coordinated drawings become available.

Remote Estimating Process

Documents, Pricing and Agreed Deliverables

All estimating and quantity takeoff services are provided 100% remotely throughout the United States. We do not perform site visits.

Location-Specific Cost Inputs

When cost estimating is requested, we use RSMeans Data as one of our primary sources for location-specific material and labor pricing. Inputs are selected for the project’s city/state and adjusted as appropriate for specifications, trade requirements, quantities, construction type and information supplied by the client.

A quantity-only takeoff does not include cost pricing unless it is part of the agreed scope.
